Sell with an agent or sell for cash?
An agent usually gets a higher price if the house is in good shape and you are not in a hurry. A cash sale fits when the house needs a lot of work, you need money fast, or you want privacy.
Selling with an agent
- Wait 2–4 months for your money
- Repair, paint, and clean out first
- About 4–6% in commissions
- Sign, open houses, strangers walking through
Selling to OC CASH HOME BUYERS
- Cash in 7–21 days
- No repairs, no clean-out
- $0 commissions
- No sign, no open house

The most common questions
How does your price compare to market value?
A cash offer is usually lower than what an agent could get, because we pay for repairs, take on the risk, and wait to resell. In return you skip repairs, commissions, and months of waiting. We always show you how we reached the number, and we tell you honestly if selling with an agent would leave you far better off.
Do I pay any fees?
No commissions, no showing fees, no offer fees. In most cases we also pay the normal seller-side escrow and title fees. Everything is spelled out in the written offer.
Can I sell if I still owe the bank?
Yes. At closing, the loan is paid directly to the bank from the sale proceeds and the rest goes to your account. Even after a Notice of Default there is often still time to sell if you act early.
What if tenants live in the house?
We buy houses with tenants. The lease transfers to the new owner by law. You do not have to evict anyone before selling.
How fast will I get paid?
Usually 2–3 weeks from signing, depending on the title. If you need more time to move, we pick a later closing date.
Will my neighbors know I'm selling?
Not unless you want them to. No sign, no MLS listing, no open house. Just one or two private visits at times you choose.
